NORTHEAST QUEENSLAND CATTLE STATION

This property is for private sale and located within 75Kms of Cooktown,  the jump off point to The Great Barrier Reef and superb fishing.

With a 58 inch rainfall and extremely well watered via rivers and lagoons,  this 100,000 acres of land is currently used to run cattle plus some farming.  With a mixture of good red volcanic soil and river flats rising to steep escarpment and rainforest areas. 

The property, can be farmed,  crops including peanuts, fruit trees and fodder for cattle,  has an irrigation licence but requires development and is not stocked.  Plant and equipment are included in the sale.

The Lakeland National Park forms the Northern boundary . 

The 1998 Cook Shire council figures indicate around 10,000 motor vehicles passing through the property each year. Ninety five percent of these are tourist. This property has many attractions that would attract tourist if they were made aware of them.

A superb getaway yet close to renown tourism areas and good facilities.

ANOTHER property further up and on the East coast of the Gulf has been listed for sale by Auction.  This property is a working cattle property with 12 kms of sandy beaches.  It is a remote property and would require access via light plane.  The fishing is superb and the landscape very attractive. RETURNS & COSTS

These properties will not show returns for up to five years but will have a fair return and capital growth over ten years. Your share would return in holiday value:-

  • A two week holiday every year for two people equals a return of 30% on your investment.

  • A two week holiday every second year 15%  ditto above

  • A four week holiday every two years  30%  ditto above. And so on

  • Capital growth for the area is good a property close by sold last month  equal to a capital gain  over the past five years of 8% per year.

  • This property is ideal for the production of organic fruit and vegetables but not organic beef.

  • Fast growth Legume trees for high grade timber and the sale of carbon credits are possible projects.

This project will be limited to 175 shares @ a maximum of  $12,000 US per share, no limit to the number of shares held per member. There are 170 shares available for purchase. 

The final share price will be determined by the purchase price.

Funds will be used to:-

  • Register company or syndicate,  legal and agent fees etc, (this cost will be covered by the deposit paid).

  • Complete the property inspection prior to the purchase, (travel & accommodation cost will be covered by the deposit paid).

  • Purchase the property,

  • Purchase breeding cattle,

  • Provide motel type accommodation for members and tourist,

  • Build a caravan park,

  • Purchase a boat/boats for members use and general hire out of Cooktown,

  • Purchase extra farming plant and equipment.

Members would be entitled to:-

  • A two week holiday per share for two people each year,

  • A share of returns after tax,

  • A share of the property,  plant,  equipment and stock.

  • Sell or swap their two weeks holiday time, with notice to management,

  • Sell their share/shares at any time after first offering them to management, at no penalty or fee etc.,

  • Any tax advantages available while the property is not earning income above outgoing costs,

  • A yearly report indicating current value and all financial details, tax returns etc.

  • Be adventurous and enjoy Australia's tropical outback.

Members facilities would be set apart from the tourism section. 

Members would be limited to 20 plus a friend or partner on the property at any one time. 

Members would book for the two weeks they would like to be on the property. 

No time limit or booking applies to members with own accommodation.
