I have found a property located 75Kms from Cooktown for private sale that fills my requirements for members.

This 100,000 acre cattle property has all the basic attractions to provide members with a superb holiday spot:

Superb fishing via Cooktown to the Great barrier Reef, plus rivers on the property,  Rainforest-escarpments,  Good base to explore the Daintree area back to Cairns,  Jump off point to four wheel drive up Cape York, and across the Gulf country.

This property is now being sold at auction and as I do not have enough members yet,  this property may well be missed.  Properties of this size and price close to good facilities are rare.

There are two more properties a little closer to Cooktown but at a higher cost that are suitable.   Another property has been listed for Auction further up the Gulf which has approx 12 kms of sandy beaches which is suitable.

CONDITIONS


  • Members plus friend/partner will have free access to the facilities for a two week holiday per share each year. 

  • A site could be set aside for a van-cottage at no charge for  retires and those staying for extended periods. 

  • Management would charge a fee to hire out and maintain site in owners absence. This could also apply to boats.

  • Management may not borrow capital without a vote by all members to do so.

  • Members may sell their share/site, but will grant management first option to buy.

  • Members are free to exchange their time facilities with others.

  • (This is not a time share operation but we see no legal reason why a member could not swap with a time share owner.)

MEMBERS WILL PAY FOR ALL PERSONAL TRAVEL TO AND FROM THE PROPERTY.

TAX

The club/syndicate/company will be run and pay tax as per Australian company law.

I do not encourage investment simply to avoid tax.

This investment is purely for those who wish to escape from a colder climate for a few weeks each year,  have good capital growth and contribute some income each year.

This project should be discussed with your financial adviser/accountant re any tax advantages.. 


PLANTATION TIMBER

Selected properties all have areas suitable to grow fast growth timber.


MANAGEMENT

Overall management would be provided by A.H. McDonell

Directors, if required would be elected by members.

No fees would be charged by A. H. McDonell to complete property inspections.

A management fee paid monthly to A.H. McDonell will commence on the purchase of a property.

Management would retain five shares.

There is no fee to register.

Your email address is sufficient to register.    These details will not be released to anyone.

You will not receive any unsolicited email. 

When all  shares available have been placed. those registered will be notified via email

When this occurs our ten year budget (in A $'s) will be made available.

Those that wish to take part in the project would then pay the non refundable deposit equal to one percent of the share price.  See page four for costs and details of current project.

Deposit's paid will be used to register the club/syndicate, pay legal fees, and property inspection expenses. 


Members will pay the balance only AFTER THE PROPERTY PURCHASE,  when the final cost is known.

The cost of each share will equal the final property cost divided by the total members taking part in the purchase.
